Indicative construction rates
The calculator applies these rates per square foot of covered area. They are a starting point, not a quotation.
| Construction type | Economy | Standard | Premium |
|---|---|---|---|
| Grey structure | Rs 3,300 / sq ft | Rs 3,700 / sq ft | Rs 4,200 / sq ft |
| Complete turnkey | Rs 6,500 / sq ft | Rs 8,500 / sq ft | Rs 11,500 / sq ft |
This is a preliminary estimate based on the choices above and indicative rates. The final cost depends on approved architectural drawings, detailed specifications, site conditions (soil, access, levels) and the prevailing material and labour rates at the time of construction. A detailed quotation is prepared by SR Estate & Builders after reviewing your drawings and site.
What affects construction cost?
Design and layout
Complex elevations, large spans and custom details cost more than a simple, repeating layout.
Soil and site conditions
Soil type, plot levels and access for materials and machinery affect the foundation and the logistics.
Material grade
Steel, cement, tiles, sanitary ware and woodwork are available in a wide range of qualities and prices.
Labour and market rates
Material and labour rates change over time, so the cost on the day you build can differ from today's figure.
Number of floors
Taller buildings need heavier structure, scaffolding and more labour per square foot.
Approvals and utilities
Map approval, utility connections and society charges are usually separate from construction cost.
Construction cost questions
How much does it cost to build a house per square foot?
It depends on the type of construction and the finishing level. Our indicative rates are listed in the table above, and the calculator applies them to your covered area. Treat the result as a starting point and request a detailed quotation for an exact figure.
What is the difference between grey structure and complete turnkey construction?
Grey structure covers the building shell: foundation, columns, beams, slabs, brickwork, plaster and the rough electrical and plumbing work. Complete turnkey includes everything on top of that, such as flooring, woodwork, paint, fixtures, kitchen and bathrooms, so the home is ready to move into.
How is the covered area calculated?
Covered area is the built-up area of all floors. The calculator multiplies the covered area of one floor by the number of floors. Basements, porches and terraces are normally measured separately, so confirm them with our team.
Why is the estimate shown as a range?
Material and labour rates change, and the final design and site conditions affect the cost. A range is more honest than a single number. The figure in the middle is our best preliminary estimate.
How accurate is this estimate?
It is a preliminary guide only. The final cost depends on approved drawings, specifications, site conditions and the prevailing rates when construction starts. Contact us for a detailed quotation.
